The Village at Alyeska

Client: Pomeroy Lodging

Location: Girdwood, Alaska, Alaska

Size: Total development area: 450,000 sq ft; 483 total acres

Set within the dramatic Chugach Mountains, Alyeska Resort is evolving into a modern, four-season global destination. The revitalized mountain village introduces new and reimagined facilities that expand the resort’s role as Alaska’s base camp for adventure. With enhanced visitor experiences, expanded accommodations, workforce housing, and the integration of the Glacier Creek area, the resort is being redefined for the next generation—crafted in deep connection with the surrounding wilderness.

The transformation began with a comprehensive master planning process that built upon the original vision while charting a bold new course. The plan balances innovation with stewardship, navigating regulatory frameworks, engaging with the community, and honoring the distinct heritage of Alaska. The result is a holistic, sustainable strategy for growth that elevates the resort while preserving the land that makes it extraordinary.

Phase 1 introduces Alyeska Village and Moose Meadows. Alyeska Village encompasses 325,000 sq ft of new development including hotel accommodations, a condominium community, and a state-of-the-art conference center.

Moose Meadows adds 125,000 sq ft of new amenities, including 25,000 sq ft of workforce housing and retail, a 20,000 sq ft community center, childcare facilities, and an NHL regulation outdoor covered hockey rink. Together, these components create a 450,000 sq ft pedestrian-oriented village.

The design weaves modern convenience into a landscape-first experience, integrating pathways, wetlands, and outdoor gathering spaces that frame the grandeur of the mountains while cultivating intimate moments of shelter and connection. Every element of the resort is guided by principles of sustainability and cultural respect. Boardwalks span the natural terrain to reduce environmental impact, while mass timber construction provides a renewable material strategy that bridges innovation, budget, and community interest. The project aspires to incorporate indigenous culture and heritage meaningfully, acknowledging the enduring relationship between land and people.

The plan embraces the wider Girdwood community by prioritizing affordability and livability. Dorm-style workforce housing, childcare, and a community center address essential needs, while collaboration with local organizations ensures shared goals are realized. For example, the resort boundaries were adjusted to support the Nordic Ski Club’s independent trail expansion, with parking and access provided within the new development.

Construction is underway, with Phase 1 scheduled for completion in fall 2027. Future phases will expand residential opportunities with additional condominium and workforce housing. The reimagined Alyeska Resort represents a vibrant convergence of nature, community, and global hospitality—an elevated base camp for Alaska and beyond.
